Combine the flour, sugar, and soft butter in a small bowl. Mix with a fork or your fingers until you have even crumbs. Set aside.
Spray 18 muffin cups with cooking spray, or use paper liners. Peel and dice your peaches. Preheat your oven to 425°.
Peach Muffin Batter
Whisk together the flour, baking powder, and salt; set aside.
In a large bowl, whisk the sugar and eggs for about 2 minutes, then whisk in the eggs, melted butter, oil, buttermilk, vanilla, and almond extract.
Stir the flour mixture into the wet ingredients, then fold in the diced peaches.
Divide the batter between the 18 muffin cups. Sprinkle about a tablespoon of the crumbs on top of each muffin.
Bake the muffins at 425° for 10 minutes. TURN THE HEAT DOWN to 350° and bake for another 12-15 minutes, or until set in the middle and golden brown around the edges.
Let the muffins cool in the muffin pan for about 5 minutes, then carefully remove and place on a wire rack. Serve warm or at room temp.
Notes
If you don't have buttermilk, you can whisk together 1/2 cup of milk with 1/2 cup of sour cream, yogurt, or Greek yogurt.
Muffins can be stored in an airtight container for 3-5 days. You can also freeze them for up to four months.
